How do I submit a maintenance request?
Please submit a maintenance request through the tenant portal.
From the Home or Maintenance tab, click Request Maintenance.
Enter a detailed description of the issue, upload one or more photos of the item needing attention, give the property manager permission to enter with their key, then click Submit Request.

APPLICANT FAQ

Application Process
All prospective tenants must complete and submit a rental application along with the required documentation. A non-refundable application fee of $35 per applicant must be paid as outlined in the property listing. Each resident over the age of 18 must submit a separate application.
Required Documents:
• A valid government-issued photo identification.
• Proof of income, such as recent pay stubs, an offer letter, or other verifiable income documentation.
• Vehicle details, including make, model, and license plate number.

What are the Income & Credit Requirements?
• Applicants must have a combined gross monthly income of at least three (3) times the monthly rent.
• A minimum credit score of 650 is required for approval. Exceptions may be considered for applicants with no established credit history, such as students or recent immigrants, provided they can demonstrate financial stability through alternative means or provide a qualified guarantor. Applicants with a score between 650-699 may be subject to an increased security deposit.
• Applicants employed for less than six (6) months at their current job must provide details of their previous employment, including monthly income and dates of employment.
• All applications will be processed through a credit reporting agency. Applicants with unsatisfactory credit history (such as collections, judgments, foreclosures, open bankruptcies, or repossessions within the past four years) may be denied or required to provide a qualified guarantor or an increased security deposit.
• Non-resident applicants and students may provide proof of financial aid, student loans, scholarships, or documentation of liquid assets equal to three times the rent multiplied by the lease term (such as savings, CDs, mutual funds, money markets, or 401(k) accounts). These alternative income verification methods ensure that applicants who may not have traditional income sources can still qualify for tenancy.

Rental History Requirements & Background Screening
Applicants must provide at least three (3) years of residential or rental history, including landlord contact information.
• Any applicant with a history of eviction, eviction proceedings, or lease termination within the past 24 months will be denied.
• Applicants with a record of late rent payments, lease violations, property damage, or poor housekeeping may be denied.
• Any outstanding balance owed to a previous landlord must be paid in full before consideration.
A criminal background check will be conducted on all applicants aged 18 and older. The following criteria will be considered on a case-by-case basis:
• Felony offenses within the last seven (7) years, including crimes related to property damage, personal safety, or drug-related activities, may result in denial.
• Registered sex offenders will automatically be denied.
• Any applicant with an arson-related offense (misdemeanor or felony) will be denied.

Lease Agreement & Security Deposit
Once an application is submitted, the unit will be held for 48 hours while it is reviewed. If approved, the applicant will receive the lease agreement via email and must sign it within 24 hours.
• A security deposit (amount varies by unit) and a $200 administrative fee must be paid within 24 hours of signing the lease.
• Failure to complete these steps within the specified timeframe may result in cancellation of the application.

Guarantor/Cosigner Requirements
If an applicant does not meet the financial requirements, they may provide a qualified guarantor who meets the following criteria:
• Must be over 18 years old and a U.S. citizen.
• Must have established good credit history as verified by our tenant screening provider.
• Must have at least six (6) months of verifiable, positive rental history or homeownership.
• Income must exceed five (5) times the applicant's share of rent, with supporting documentation.
• Homeownership may be used as proof of financial stability when verified.

PET POLICY FAQ

Pet Approval and Categories
Tenant may not keep more than two (2) animals per dwelling unit without the prior written approval of Management. All animals must be disclosed and screened through PetScreening and must receive written approval from Management before being brought onto the premises.
Category A – Traditional Pets (Dogs and Cats):
Fee: $350 one-time for first pet; $150 for second pet.
Monthly Pet Rent: Determined by PetScreening FIDO Score (see Section 3).
Limit: Two (2) per unit.
Category B – Medium/Exotic Pets:
Ferrets, rabbits, birds, non-venomous reptiles under six (6) feet in length.
Fee: One-time, $150 per unit.
Monthly Pet Rent: $0–$25 (at Management’s discretion).
Requirements: Secure, escape-proof housing is mandatory.
Category C – Low-Impact Pets:
Fish (aquariums up to 20 gallons), hamsters, guinea pigs, gerbils, and insects.
Fee: One-time, $100 per unit.
Monthly Pet Rent: None.
Maximum: Two (2) cages or tanks.
Assistance Animals:
Verified assistance animals are exempt from pet fees and pet rent in accordance with applicable federal and state law but must be properly documented and processed through PetScreening.

PetScreening, FIDO Score, and Rent Structure
All tenants, regardless of pet ownership status, are required to create and maintain an active profile through PetScreening. This applies to tenants with pets, emotional support animals, service animals, or no pets at all.
The monthly pet rent for each applicable animal that falls under Category A. Traditional Pets, shall be equal to the fee associated with that animal's FIDO Score, as determined by PetScreening at the time of application or renewal. This score-based rent structure ensures that animals are evaluated for risk and responsibility factors, promoting fairness across all units.

Species-Specific Requirements
Dogs
• Must be housebroken and properly socialized.
• When left unattended, dogs must be kenneled.
• Must be leashed when outside the unit and under tenant control.
Cats
• Must be litter-trained and spayed or neutered.
• May not roam or be left unattended outside the unit.
Birds
• Must remain caged at all times.
• Limit of two (2) small birds (e.g. parakeets, finches) per unit.
Fish & Aquatic Pets
• Maximum tank size: 75 gallons (net loaded weight).
• Tank must be placed on hard flooring, away from outlets.
• No exotic aquatic species requiring special permits.
Reptiles & Amphibians
• Must be non-venomous and under six (6) feet in length.
• Limit: 1 per species type per unit.
• Enclosures must be secured, temperature-controlled, and escape-proof.
Small Mammals (Guinea pigs, rabbits, ferrets, etc.)
• Must be kept in enclosed cages or hutches at all times.
• Cage substrate must be cleaned regularly to prevent odor and pest issues.
• Limit: Two (2) small mammals total per unit.
Insects & Exotic Species
• Must be housed in sealed, approved terrariums.
• Venomous species are strictly prohibited.
• Must not pose a nuisance or health risk.

Breed and Dangerous Animal Restrictions
BARON Management does not restrict specific dog breeds. However, all tenants and their pets must comply with applicable state and local laws.
Nebraska State Requirements:
- Under Nebraska Revised Statutes §54-617, a "dangerous dog" is any dog that:
- Has killed or seriously injured a person or domestic animal;
- Has previously been declared potentially dangerous and continues to exhibit threatening or harmful behavior.
- Owners of dangerous dogs must:
- Confine the animal in a secure, locked enclosure located at least ten (10) feet from all property lines.
- Ensure the dog is spayed or neutered and implanted with a microchip within 30 days of designation.
- Provide documentation to the local animal control authority.
City of Omaha Ordinances:
- Dogs may not be tethered outside unattended for longer than 15 minutes unless a responsible adult is present.
- Dog waste must be promptly removed from all public or third-party private property.
Breed-Specific Regulations (City of Omaha):
- Owners of the following breeds must meet additional requirements, even if the dog has not been declared dangerous:
- Pit Bull
- American Staffordshire Terrier
- Staffordshire Bull Terrier
- Any dog displaying a majority of physical traits of these breeds.
- Requirements include:
- The dog must be spayed or neutered.
- The owner must complete a responsible pet ownership class approved by the Nebraska Humane Society.
- The dog must be microchipped and licensed annually.
- Proof of $100,000 in liability insurance naming the Nebraska Humane Society as the certificate holder must be maintained.
BARON Policy Compliance:
Tenants must adhere to all dangerous animal statutes, breed-specific regulations, and city ordinances. Violation of these laws or any observed dangerous or threatening behavior may result in lease enforcement actions, including:
- Pet privilege revocation;
- Mandatory removal of the animal from the property;
- Liability for damages or injury caused by the animal.
Any animal designated or deemed a "dangerous dog" under applicable law shall not be permitted on BARON-managed properties or within any residential unit. Failure to comply with this policy or any relevant state or local ordinances may result in immediate revocation of pet privileges and removal of the animal.

Tenant Responsibilities & Enforcement
- Clean up all pet waste immediately and dispose of it properly.
- Prevent noise disturbances, odor issues, or aggressive behavior.
- Maintain sanitary and secure enclosures.
- Pets must not be allowed to urinate or defecate on unprotected floors.
- Tenants are financially liable for all pet-related damage, infestations, or injury to others.
- Report all pet-related complaints or incidents to management promptly.
BARON Management reserves the right to revoke pet privileges if violations occur or if an animal becomes a threat or nuisance. Tenants must remove the animal within thirty (30) days of written notice. At move-out, tenants with pets are responsible for:
- De-fleeing and deodorizing the unit
- Shampooing carpets
- Addressing any pet-related damage or cleaning deficiencies
